Fannie Mae is a government-sponsored enterprise (GSE) that is listed on the public market yet operates under a congressional charter. It does this by purchasing and guaranteeing mortgages from the actual lenders, such as credit unions, and local and national banks—Fannie Mae cannot originate loans directly. In Wales, semi-detached houses had the highest annual inflation out of all property types, decreasing by 0.4% in the 12 months to February 2024 to £206,000. Terraced houses showed the lowest annual inflation, falling by 2.5% in the 12 months to February 2024, to an average price of £164,000.

Housing prices in your area Interactive tool | Released 17 April 2024 Find house prices and private rental prices for local authority areas across Great Britain. Since the Price Index of Private Rents (PIPR) measures rent price changes of the entire privately-rented stock, changes in new-let annual inflation from supply and demand pressures take time to be reflected in PIPR. The rise in Scotland’s annual inflation rate in recent months is more reflective of Scotland’s average house price falling this time last year, rather than increasing in recent months. This is known as a base effect, as explained in our Beware base effects blog. Scotland's average house price fell in winter 2022 to 2023, reaching a low point in February 2023. Scotland's average house price returned to mid-2022 price levels by mid-2023 and has since remained comparatively stable.
Monthly Data
Typically, it takes about 2 months for S&P to publish the results, as opposed to 1 month for most other monthly indices and indicators. In addition, specific indexes are available for specific metropolitan areas and composite indexes for the top 20 and 10 metro areas nationwide. You can generate annual numbers by taking the four quarter average for each year or monthly numbers by finding the difference between two months. The San Francisco Federal reserve borrowed an approach from finance literature. The finance paradigm holds that an asset has a fundamental value that equals the sum of its future payoffs, each discounted back to the present by investors using rates that reflect their preferences. For stocks, the payoffs requiring discounting are the expected dividends.
Next publication of UK HPI
This is the highest annual rise since this series began in 2006 and was up from 8.8% in February 2024. The average private rent in Great Britain was £1,246 in March 2024, which is £104 (9.1%) higher than 12 months ago. 3) Due to a 30- to 45-day lag time from loan origination to Enterprise funding, FHFA receives data on new fundings for one additional month following the last month of the quarter. These fundings contain many loans originating in that most recent quarter, and especially the last month of the quarter.
Some of the most well-known alternatives are the S&P CoreLogic Case-Shiller Home Price indexes. For all other Metropolitan Statistical Areas and Divisions the FHFA All-Transactions Index is used. The House Price Index (HPI) is an economic indicator that tracks changes in home prices across the United States, based on purchases of the same home over time. While the Case-Shiller indexes only use purchase prices, the all-transactions HPI includes refinancing appraisals as well. The U.S. CoreLogic S&P Case-Shiller index rose by 6% in January 2024 from January 2023. Quarterly All-Transactions Indexes Build on the purchase-only index data by adding prices from appraisal data obtained from the Enterprises.

Aside from serving as an indicator of house price trends, it also functions as an analytical tool for estimating changes in the rates of mortgage defaults, prepayments, and housing affordability. Purchase-Only Indexes Volatility ParametersThe standard deviation of house price growth (accounting for the time between repeat sales). Use prices from sales transactions of mortgage data obtained from the Enterprises.
Government activity
This paves the way for greater aggregate demand, boosting gross domestic product (GDP) and overall economic growth. The amount of time between the sale of a property and the registration of this information varies. Volume figures for the most recent 2 months are not yet at a reliable level for reporting, so they are not included in the report. Published transactions for recent months will increase as later registered transactions are incorporated into the index. The Price Index of Private Rents (PIPR) reflects price changes for all privately-rented properties (including for existing tenancies), not only changes for newly-advertised lets. Annually, over 450,000 private rent prices are collected in England and around 30,000 in Wales, 40,000 in Scotland, and 15,000 in Northern Ireland.

For months, Ukrainian military officials have complained that political paralysis in the U.S. Congress had created critical munitions shortages in the war against Russia. Ukrainian troops on the front lines have had to ration shells, and morale has suffered. A sizable amount is set aside to replenish U.S. defense stockpiles, and billions more would be used to purchase U.S. defense systems, which Ukrainian officials say are badly needed.

The “four-quarter” percentage change in home values is simply the price change relative to the same quarter one year earlier. For example, if the HPI release is for the second quarter, then the “four-quarter” price change reports the percentage change in values relative to the second quarter of the prior year. It reflects the best estimate for how much the value of a typical property increased over the four-quarter period (FAQ #2 reports the types of properties included in this estimate). “One-year” and “annual” appreciation are used synonymously with “four-quarter” appreciation in the full quarterly HPI releases.

Beginning with release of the August 2008 data the OFHEO indexes have been renamed. Since OFHEO is now part of the Federal Housing Finance Agency (FHFA), the series are now referred to as the FHFA Home Price Indexes. FHFA requires that an MSA (or Metropolitan Division) must have at least 1,000 total transactions before it may be published. Additionally, an MSA or Division must have had at least 10 transactions in any given quarter for that quarterly value to be published. In an Economic Letter written by the San Francisco Federal Reserve, Economists there proposed to measure the fundamental value of housing using the price-rent ratio.
Data is available at the national, regional, divisional, state, metropolitan, metropolitan division, county and ZIP code levels. For the nine census divisions, seasonally adjusted monthly house price changes from October to November 2022 ranged from -1.1 percent in the Pacific division to +0.5 percent in the WestNorth Central division. The 12-month changes were all positive, ranging from +2.4 percent in the Pacific division to +12.0 percent in the South Atlantic division. The HPI is a weighted, repeat-sales index that measures average price changes in repeat sales or refinancings on the same properties in 363 metropolises. The FHFA’s House Price Index is calculated using a weighted repeat-sales method.
Please review the copyright information in the series notes before sharing. FHFA uses the revised Metropolitan Statistical Areas (MSAs) and Divisions as defined by the Office of Management and Budget (OMB) in the latest year. Comparing the provisional UK HPI volume estimate for December 2022 with the provisional UK HPI estimate for December 2023, volume transactions decreased by 44.3% in Wales.
